Re-Proofing an Older Canopy
A waterproof coating is not permanent. On a canopy that gets heavy use or years of UV, the treatment gradually wears and you may see damp patches or seepage at the seams. You can often restore it: clean and dry the cover, re-coat it with a proofing spray, and run a silicone seam sealant along the stitching and corners where leaks tend to start. When a cover is past re-proofing, a replacement canopy returns the gazebo to fully waterproof without replacing the frame.

Condensation in Gazebos
If you find water on the inside of a waterproof gazebo, it is far more often condensation than a leak. A canopy that keeps rain out also stops moisture from escaping, so warm, damp air from people, cooking, heaters or the ground rises, meets the cool underside of the canopy and turns back into water. The better sealed and more waterproof the gazebo, the more likely you are to notice it.
Condensation or a leak?
A leak shows up in one spot, usually a seam, a corner or a pinhole, and runs from there while it is actually raining. Condensation forms evenly across the whole underside of the canopy and the walls, often overnight or first thing in the morning, and it appears even when the gazebo is empty or the weather is dry. Droplets sitting evenly across the roof, damp on the inside of the frame, or a film of moisture you can wipe off by hand are the signs of condensation, and the cover is doing its job.
How to reduce condensation
- Ventilate. Unzip a panel or roll one wall up a few inches so damp air can move out instead of settling on the canopy.
- Keep heat sources vented. Gas heaters and cookers add a lot of moisture to the air, so they make condensation worse inside an enclosed gazebo.
- Lift stored kit off the floor and let the ground breathe, since bare earth releases moisture upward overnight.
- Let the canopy dry fully before you pack it away, as trapped moisture is what leads to mould and mildew in storage.
